What is a property condition report?

It is a document filled out at the start of a tenancy period, prior to your tenant moving into the property. It outlines the condition of the property and is used when a tenant vacates your property to ensure it is left in the same condition as when the tenant took possession.

To make sure the property is left correctly; your property manager will conduct a final inspection as soon as possible after the end of a tenancy and will use the property condition report as a check list. The vacating tenant will be notified on any items that need to be rectified.  

 

 
What is a Routine Inspection?

Is an inspection that is conducted at least every six months after the tenant has moved into your property. It ensures that your property is being maintained at an acceptable standard and identifies any maintenance items that may be required. During the inspection a report is compiled which is forwarded to you for your records.  

 
What is a database check?

To ensure your tenant is of the highest quality we have access to a tenant database, Trading Reference Australia (TRA). Any tenant who has previously rented through an agency that uses this database and has caused problems in some way will be lodged on the database. This greatly reduces your chances of inheriting the problems associated with a bad tenant.

 
What happens when a tenant stops paying rent?

Tenants who fall behind in rent payments are issued with a notice of breach outlining that they are behind and requesting immediate action to rectify the default. If we have still not rent after the stipulated 14 days we will issue a termination notice on the 15th day giving them clear instructions to vacate the premise within 14 days.

We will not issue a termination notice without first consulting you and will keep you informed throughout this process. Our main priority is to minimise any rental loss incurred and will carry out these actions promptly.

 

 
How do tenants pay their rent?

There are several ways that tenants can pay rent. These include cheque or money order at the bank or our office and internet banking via direct debit from their nominated bank account. We supply all tenants with our account details to arrange an automatic transfer.

 
When does the rent money get paid into my account?

Rent is paid to you at the end of every month unless otherwise instructed and is paid to you by direct debit to your nominated bank account or by cheque. An accompanying statement is also issued outlining all debits and credits for the specified month.

 
How do I know what my property will rent for?

Our team of expert property managers are trained to secure the highest achievable rent for your investment property. They will draw upon our own database of rental properties and compare your invesment to similar properties that are currently being rented or have just been rented to establish a benchmark of rental values. Market forces that will potentially have an impact on the amount of rent you achieve will also be taken into account to ensure you are present with accurate information about the value of your property.

 
Do I need landlords insurance?

Landlords insurance is not compulsory but we do recommend that all our investment property owners invest in having a landlord’s insurance policy for each of their investment properties. Landlords insurance protects you in the event of a tenant not paying rent, departing the property early or damaging the property. It also includes public liability insurance and limited coverage for contents (eg. Floor covering, curtains).
